Residential appraisals beyond trusts
Trusts are one reason to value a house; there are plenty of others. Anaheim owners, buyers, sellers, attorneys and relatives ask for an independent opinion of value when they price a home, divide one, refinance one or question a tax bill. Every request starts from the same three facts: the address, the purpose and the date the value should reflect.
If the house was inherited
In a California probate, real estate is valued for the court's inventory by the county's probate referee unless the court waives that appointment; the probate appraisal page explains when a private report still helps. An heir's federal basis generally follows the value at the date of death, as the IRS step-up appraisal page describes. California itself levies no inheritance tax: Proposition 6 repealed it in 1982, and no California estate tax return has been due for any death since the start of 2005, according to the State Controller's Office. Federal law, for its part, taxes no inheritance; its estate tax is laid on the transfer of the taxable estate and falls to the executor to pay (26 U.S.C. 2001 and 2002); the line for a U.S. citizen or resident who dies in 2026 is $15,000,000. An heir generally need not include the inheritance itself in income (IRS Publication 525), but selling later brings tax on any gain over the date-of-death basis, one reason to document that value.
The kinds of Anaheim homes we appraise
The Land Use Element of Anaheim's General Plan describes estate homes in the Hill and Canyon Area, suburban single-family neighborhoods throughout the city, and multiple-family neighborhoods. Within that mix:
- Single-family houses, including those in West Anaheim, where the City's Community Design Element says most single-family neighborhoods date to the 1960s.
- Hillside estate homes in the Hill and Canyon Area, where hillside lots call for careful comparison.
- Historic homes in the four districts the City Council has adopted in Central Anaheim: Anaheim Colony, Five Points, Historic Palm and Hoskins. The City's historic districts page counts about 180 qualified historic structures in Historic Palm, and its Hoskins page describes an intact collection of homes built in the 1940s and 1950s, pointing to their ranch style.
- Condominiums and townhouses, including units in the Platinum Triangle, which, as our service-area page notes, the City describes as an area of high-density and mixed-use development guided by its Master Land Use Plan. Bring the floor plan and association documents, with parking and storage details.
- Small multi-unit properties, such as duplexes.
Why Anaheim owners order one
Selling, or selling within the family
A pre-listing appraisal, a for-sale-by-owner price or a sale between relatives starts better from a documented, independent value.
Mortgage insurance and refinancing
Lenders and servicers set their own appraisal rules. As our request form suggests, check their appraisal-ordering requirements before you book anything.
An Orange County property tax appeal
Each year the Orange County Assessor Department sets values as of January 1, the lien date; from January 1 through April 30 it accepts a Request for Informal Assessment Review. A formal appeal of a regular annual assessment goes to the Clerk of the Board between July 2 and November 30; the 2026 period ends Monday, November 30, 2026. The application, form BOE-305-AH, comes from the Clerk of the Board. The Clerk of the Board's FAQ says appeals boards and hearing officers cannot consider a comparable sale that occurred more than 90 days after the valuation date, treats evidence closest to January 1 as the most credible, and lists an appraiser among the professionals an owner might consult when a property has unusual features. A January 1 value ordered later in the year is a retrospective assignment. See the Clerk of the Board's appeal page and the Assessor's page on declines in value.
Historic homes and the Mills Act
Anaheim's historic-district page says some structures in those districts qualify for the Mills Act program, under which owners may pay less property tax in return for restoring their homes' exteriors and keeping them historically accurate. If the house has such a contract, mention it with your request.
Insurance, relocation and family arrangements
Coverage reviews, employer relocation programs and family buyouts can also call for a documented value. The recipient's requirements shape the scope.
How a request works
- Send the address, property type, purpose and any deadline.
- We confirm the scope and provide a written fee and delivery estimate.
- The appraiser inspects and measures the home, noting condition and features.
- Comparable sales are researched, adjusted and reconciled.
- You receive the report and can raise factual questions with the appraiser.
Across Anaheim
Eagle Home Appraisal Anaheim takes residential requests across the city: Central, East, South and West Anaheim, the Hill and Canyon Area, the historic districts and the Platinum Triangle. Share the full address so coverage and availability can be confirmed. The service-area page links the City's Property Info map and the Orange County Assessor Department's parcel resource.
Fees and standards
The site's FAQ says: "Fees depend on property complexity, intended use and deadline." Ask for a written scope, fee and delivery estimate that fits the house and the purpose you describe. Reports follow USPAP; a lender, agency or other recipient decides for itself whether a report meets its requirements.
